Can You Buy a House With Bitcoin? Three Routes Explained

Ledn has over $11 billion in loan originations since 2018 and counting!
Yes—Bitcoin wealth can potentially fund a house by selling BTC for cash, paying a willing seller in BTC, or borrowing against it. Those routes have different settlement, tax and repayment consequences. Begin with what the seller, closing professionals and any mortgage lender will actually accept.

In this guide, we’ll take you through everything you need to know about buying real estate with Bitcoin, covering the options, processes, and benefits.
Real-world acceptance: confirm the particular transaction
Property transactions involving cryptocurrency do occur, but acceptance is specific to the seller, contract and settlement process. A marketing listing is evidence of willingness to discuss a route, not proof that every local conveyancer, bank or registry accepts it.
For a concrete historical example, Propy announced in July 2024 that Grant Cardone listed a Golden Beach, Florida property for $42 million while accepting cryptocurrency. That establishes the listing, not a completed BTC sale at that price. The practical next question is how the transaction will settle and title will transfer.
Do not infer a general adoption rate or a guaranteed closing process from individual examples. Get written agreement for the route you intend to use.

Get the settlement requirements before selecting a route
Ask the professional handling closing to confirm the required currency, receiving account, source-of-funds documents and deadline. If a mortgage is involved, obtain the lender's acceptance of the proposed funding source, including any borrowing against BTC.
A seller willing to discuss Bitcoin is not the same as a completed agreement for a BTC transfer. Equally, access to a crypto-backed loan is not confirmation that its proceeds satisfy a mortgage lender's rules.
The useful first deliverable is a documented funding route. Once that is clear, work backward through sale or loan approval, transfers and settlement. Do not send an irreversible payment based solely on instructions in an unexpected email; verify payment details through a trusted channel with the responsible professional.
Property, banking and tax requirements still apply to the selected route.
The Different Ways to Buy a House With Bitcoin
There are several ways to buy a house with Bitcoin:
Cash Out Your Cryptocurrency
One route is selling BTC for the required currency and paying from accepted cash proceeds. Allow for exchange verification and limits, transfer fees, bank processing and source-of-funds evidence. A sale reduces future BTC exposure and may create a tax liability that needs funding separately.
Transfer Crypto from Buyer to Seller Directly
A direct BTC payment requires a willing seller and a contract specifying price, exchange-rate reference, timing and settlement conditions. It does not remove title checks, escrow or conveyancing requirements. Verify the destination through a trusted channel; an irreversible transfer to the wrong address is not repaired by a property contract.
Take Out a Crypto Loan
A Ledn Bitcoin-backed loan may provide accepted funds for an eligible property purchase while BTC remains pledged. Ledn does not take a conventional mortgage over the house. For a down payment, the mortgage lender must accept borrowed funds and the extra debt; for a full purchase, the BTC loan still needs a repayment source.

Compare what remains after the keys change hands
| Funding route | What happens to the BTC used? | What still needs managing? |
|---|---|---|
| Sell for cash | The sold BTC is no longer held | Sale records, possible taxes and any separate mortgage |
| Pay the seller in BTC | The transferred BTC belongs to the recipient | Disposal records and agreed settlement obligations |
| Borrow against BTC | BTC remains pledged, subject to the agreement | Interest, maturity, LTV and possible collateral sale |
For example, a buyer who borrows enough for a purchase has converted a liquidity problem into a debt-management obligation. Owning the property does not settle that loan. A buyer who sells instead gives up the disposed BTC's future price exposure but does not owe repayment on those sale proceeds.
There is no universal winner. Compare the actual net funds available after relevant expenses, and the obligations remaining afterward.
Advantages of Buying a House With Bitcoin
Speed and Efficiency
An on-chain transfer may settle faster than some international banking routes. It does not accelerate every title check, bank conversion or property registration. Work backward from the closing deadline through every required step.
Lower Transfer Fees
Compare network fees, exchange spreads, conversion, bank transfers and professional fees. A low blockchain fee does not guarantee the cheapest complete property transaction.
Global Reach
BTC can move across borders on its network, but property ownership rules, sanctions, bank checks, taxes and lending eligibility still apply. Confirm both ends of the intended transfer.
Currency conversion and price exposure
Paying in BTC can remove one fiat conversion only if both parties agree to retain that exposure. A property price stated in local currency still has a BTC exchange-rate risk until the agreed fixing time. Decide who bears price movement between contract and settlement.
Verifiable transfers, not automatic protection from fraud
A blockchain provides a record of a transfer, not proof that the recipient owns the house or that payment instructions are genuine. Use normal title, identity and fraud checks. Confirm changed instructions independently with the responsible professional before sending funds.
Collateral-based borrowing instead of traditional credit underwriting
Ledn does not require a traditional credit check for its BTC-backed product, but verification, eligibility and purpose requirements apply. A separate property mortgage has its own underwriting. Collateral-based access does not make a debt affordable simply because another lender declined an application.
Risks and Disadvantages of Buying a House With Bitcoin
Volatility
Bitcoin's value can fluctuate significantly, posing a risk to both buyers and sellers in a real estate transaction.
Limited Acceptance
Not all sellers or real estate agents accept Bitcoin, which can limit your options when searching for a property.
Regulatory Uncertainty
Cryptocurrency regulations vary by country and are still evolving, which can complicate the transaction process.
Tax Implications
A BTC sale or payment for a house can constitute a taxable disposal. For example, the IRS treats exchanges of digital assets for other property as gain-or-loss events. Other jurisdictions differ. Keep cost-basis, valuation, fee and transaction records and seek local tax advice before committing the full proceeds to the property.
Market Perception
Despite growing acceptance, some parties in the real estate market may still view Bitcoin with skepticism, potentially complicating negotiations.
Can I Use Bitcoin To Pay Off My Mortgage?
Ask the existing mortgage lender which payment methods it accepts. Selling BTC and paying in the required currency is different from replacing the mortgage with BTC-backed debt. The latter may exchange a long-term amortising obligation for a shorter loan with volatile collateral; compare rates, charges, maturity and liquidation risk before treating it as a simpler solution.

Preparing for a Bitcoin Real Estate Purchase
To prepare for buying a house with Bitcoin, ensure you have a secure and reliable wallet, stay updated on cryptocurrency regulations in your area, and consult with a real estate agent and tax advisor experienced in Bitcoin transactions. Additionally, a legal advisor who understands cryptocurrency can help navigate any legal complexities.
Should You Use a Bitcoin Mortgage?
A BTC-backed loan may fit a defined property funding need when the borrower has eligible collateral, reserves and a credible repayment source. A conventional mortgage may offer a more appropriate long-term repayment schedule. Compare actual offers and a partial BTC sale rather than choose only on a desire to retain every coin.
There are a few mortgage options available.
The Types of Bitcoin-Backed Mortgage Products
These labels overlap. Separate the collateral, permitted use of proceeds and technology used to manage the loan; none alone establishes that a product is a traditional mortgage.
Secured Loans with Bitcoin as Collateral
A loan secured by BTC can fund an eligible property expense without giving the lender a mortgage over the property. The pledged BTC remains exposed to price changes but is restricted by the loan agreement. Default or an LTV trigger can cause its sale, so continued price exposure is not unrestricted ownership or a guarantee of return.

Personal Loans with Bitcoin as Collateral
A general-purpose loan secured by BTC is still a secured loan. Permitted use depends on the lender and jurisdiction: personal, family or household borrowing may be restricted even where business borrowing is available. Confirm an owner-occupied property purchase or renovation is an eligible purpose.

On-chain borrowing used for property funding
An on-chain loan may use smart contracts to manage token collateral and debt. This does not make the house title or mortgage payments automatically part of the protocol. A market using wrapped BTC and stablecoins also introduces token backing, oracle and conversion dependencies. Match the specific on-chain position to an accepted property-settlement route.
What You Need to Do to Obtain a Bitcoin-Backed Mortgage Loan
1. Legal and Regulatory Compliance
- Cryptocurrency Regulations
Adhere to local laws and regulations governing cryptocurrency use and lending practices, which vary by jurisdiction.
- Know Your Customer (KYC) and Anti-Money Laundering (AML) Checks
Complete verification processes requiring personal identification documents and proof of the source of cryptocurrency holdings to prevent illicit activities.
- Taxation and Reporting
Report Bitcoin holdings and transactions for tax purposes as required by local tax authorities. Check with a tax advisor if you’re uncertain how these apply to you.
2. Smart Contract Agreements
If borrowing through an on-chain market, examine contract, oracle, token and liquidation parameters. Smart contracts do not by themselves ensure legal compliance or replace property documents. This is a product-specific question, not a required step for every BTC-backed loan.
3. Collateral Requirements
Calculate the collateral needed at the offered LTV. At 50%, $100,000 of principal requires $200,000 of BTC before other considerations. Keep a separate buffer for closing costs and collateral management.
4. Documentation
- Provide necessary documentation, including identification documents, proof of cryptocurrency ownership, and additional information as required by the lender.
5. Collateral Management
Identify who can move the collateral, which reuse rights exist and how remaining BTC is released. Multisig describes a signing mechanism; the agreement determines legal rights. The custody guide separates these questions.
6. Loan Agreement
- Enter into a detailed loan agreement specifying the loan amount, interest rate, repayment schedule, and consequences of default. Thoroughly review the terms before proceeding.
Managing the loan after closing
Owning the property does not settle the BTC loan. Ledn sends LTV notifications at 70% and 75%, with automatic irreversible liquidation at 80% and a 0.50% trade spread. Funded Auto Top-Up may add eligible Transaction Account BTC at 70% toward 68%, but does not remove the risk. The loan-management guide explains top-ups and repayments.
Why Ledn?
Ledn stands out in as a Bitcoin-backed loan provider for several reasons:
Funding from native BTC
Ledn’s Bitcoin-backed loans use native BTC and available bank or stablecoin payout routes. Approval, confirmed collateral and settlement affect timing. Bank funding requires a same-name receiving account, so coordinate the onward property payment rather than assume direct disbursement to a seller or third-party escrow.
Borrowing and selling have different tax questions
A genuine loan is different from selling BTC, but do not assume the collateral arrangement, later repayment sale or interest deduction has one universal treatment. Deductibility can depend on how proceeds are used and local rules. Take the proposed agreement and transaction records to a qualified tax adviser.
No Monthly Payments
The standard Ledn term is 12 months with no required monthly payments or early repayment penalty. Interest accrues daily. From 1 January 2027, interest and fees must be cleared at maturity or mid-term refinancing. Eligible principal may renew under the offered conditions, including LTV below 65%; stablecoin balances and, if needed, BTC sales may settle charges and bring LTV to 64%. A renewal is not a guaranteed exit for a property purchase.
B2X Loans
B2X combines borrowing with buying more BTC. It is a leveraged BTC-exposure product, not the cash-funding route described here for a house. Availability is restricted, and additional exposure increases downside as well as potential upside.

Proof-of-Reserves
Ledn’s Proof of Reserves process provides scoped, periodic balance verification with a public accountant. Read its dates, covered balances and limitations alongside the agreement; it does not guarantee collateral cannot be liquidated.
Build a closing file you can reconcile
Keep the acquisition and disposal records for any BTC sold, exchange confirmations, loan agreement if applicable, bank receipts and the final settlement statement. These records should explain the path from the original asset to the amount used for the purchase.
For a loan-funded route, add the repayment source and monitoring plan to the file. The work is not complete when the property transaction closes: the BTC-backed loan still needs management.
If there is a gap between the intended funds and accepted funds, resolve it before committing to a deadline. Availability in a wallet, an exchange account and a closing account are different stages, each with its own checks and timing.
Conclusion
Start with accepted settlement funds and the records needed to explain them. If borrowing fits the purchase and its separate repayment plan, review Ledn’s current terms. For financing structure, see the Bitcoin mortgage guide and comparison with a home loan.
